In this post, we will talk about overlay vs. a total residential roof replacement. Overlay means that you put one layer of roofing on top of another. A total roof replacement implies that all of the current materials will be removed and replaced down to the decking.

Your roof is the most important part of your house. After all, it does protect your family and all of your valuable items.

Frye Roofing has over 119 years of proven tried and true knowledge when it comes to roof installations. We know what works and what doesn’t. We know what lasts and what doesn’t. We want to share some of that knowledge with you.

Overlay Cons:

  • Water shedding – If water somehow enters through the top layer, it can travel between the layers, which makes it harder to find a leak, even harder to repair it.
  • Sheathing damage (aka decking damage) – This is rotted wood usually caused by ice or water damage. We often see damaged decking along gutter edges, valleys or penetrations like chimneys, skylights, or pipe boots. If you have damaged decking, how are the nails securing the shingles to your roof?
  • Adds a significant amount of weight – Adding the extra weight could cause sagging in between your roof’s rafters making your roof aesthetically unpleasing to look at too. A 2,000 square foot roof can expect added weight around 3900-4800 pounds. Take that added shingle weight and then adding on a few snowfall accumulations equals potential safety issues.
  • Shingles won’t last as long – Multiple layers will cause extra heat trapped on the roof, which causes shingles to blister and curl faster. On average, a homeowner has to change a roof once in their lifetime. Overlaying shingles will increase your roof replacement frequency by up to 40%. Shorter shingle life means you’ll be adding labor and disposal to roof replacement sooner than expected.
  • Negative impact on your property and/or resale value

One of the most important things a building owner with a manufacturer’s warranty can do is to read and understand the warranty for the roofing system installed on his building. A manufacturer’s warranty is a legal contract between the owner and the manufacturer. It can be voided like any other contract, whether knowingly or inadvertently. Common occurrences can arise after the warranty has been issued which may result in a voided warranty. These occurrences may include, but are not limited to:

• Neglect of the roofing system by not performing inspections, repairs and routine maintenance in a timely manner;

• Failure by the owner to notify the membrane manufacturer of leaks in the roofing system in a timely manner (most warranties will explicitly state a time limit);

• Failure by the owner to notify the membrane manufacturer of work required to repair damage or to add rooftop equipment;

Spring has sprung and winter is finally over. This makes an ideal season for homeowners to concentrate on the exterior of their home. Spring roof maintenance is a part of lengthening the lifespan of your roof and getting it ready for the year’s storm season. Your roof and gutters may have survived the snow and cold, but this is the perfect time to survey the damage that winter might have caused.

Many homeowners do not consider that a roof is constantly exposed to Mother Nature’s elements. Over the year, your roof is exposed to wind, rain, hail, and in the winter heavy snow and ice can loosen or damage shingles, flashing and gutters. If repaired now, small issues can save you lots of money down the road.

When it’s time to conduct your spring roof inspection, remember these three tips:

  1. Walk around your house and look for anything obvious. Loose, missing, cracked or curling shingles, sagging roof lines, and even dark stains on your roof can all be signs of a roof that needs some attention.
  2. Check your gutters more thoroughly for leaves and twigs if you have a number of tall trees on your property. Water will likely back up under the eaves, causing damage if the debris is not removed.
  3. Make sure your vents are clear of dust, dirt and debris as ventilation is key to getting the most out of your roof.

What is an ice dam? Ice dams are largely – almost exclusively a result of inadequate/improper attic ventilation of the roof system. An ice dam is an accumulation of frozen water at the edge of your roof that prevents water from running off. This can cause serious leaks – even in freezing temperatures.

Long-Term Plan:

Make sure your roof is properly insulated and that any attics are properly vented. Failing to ensure these are done can lead to snow melting closest to your roof’s surface and that’s when ice dams form.

  • Throughout the winter, make sure and check your roof for ice dams. If you see one, you may have a potential problem that needs immediate attention.

Immediate Steps to Take:

The most effective solution to ice damming is to ensure your roofing contractor has included appropriate design considerations when installing your roof system. Although these considerations may add slightly to the cost of the roof system, the costs typically are offset when ice damming is avoided.

  • A very temporary measure is the use of a roof sock to correct ice dam problems. A roof sock is an emergency solution to an ice dam, where a sock or nylon is filled with an ice and snow melt product. The sock is then laid vertically across the ice dam so that the snow melt product will melt the ice and release the water to drain outside and not inside your roof. Ultimately, the best thing to do is to prevent problems before they start. Preventative maintenance is the best and most cost effective way to protect your home. Emergency repairs especially in the wintertime can be costly.

  • We recommend you keep your roof as well as gutters clear of debris so it doesn’t block any water running off.
  • Make sure your roof is properly insulated and that any attics are properly vented. Insufficient insulation and venting can lead to the melting of snow closest to your roof’s surface that ultimately can cause ice dams.
  • Prevention – Schedule an inspection to make sure your roof is ready to take on whatever Mother Nature has in store this winter. Inspections can be scheduled in the spring too, after freezing temperatures are over to make sure no damage was done and prevent major leaks from happening later in the year.

There is no better sight then Fall in the southern WV area. It’s as if we are in our very own Bob Ross painting! Unfortunately this sight must come to an end as we head towards winter.

In the past few weeks the rain, snow & ice have just about knocked down all of that gorgeous leaves, twigs & acorns and is now causing havoc in some of your gutter systems.

At Frye Roofing, Inc. we believe that cleaning your gutters should be one of the most important projects on a homeowner’s/business owner’s to-do list. The purpose of your gutter system is to divert water away from your foundation. Clogged gutters could expose your home to potential damage. Water that gets dammed up in the gutters finds the path of least resistance when it tries to drain and this often means it works right into the walls, ceilings & basement windows of your home/building. Excess water around your home/building can cause foundation issues, promote mold and give off a nasty stench. It can also open the door for some unwanted pests like termites, mosquitoes and other insects.

This is a continuation of my previous blog. There are some 1,132 distinctly different roof systems available for purchase in the good old USA. Shingle roof systems are by far the best buy in the residential roofing business, PERIOD. Nothing else comes close to achieving the quality and performance of a properly installed shingle roof system for the money. Shingle roof system installation provides a much larger pool of both competent and —- well, not so competent installers. My goal with this writing is to assist consumers in making informed, intelligent decisions when purchasing a new roof system. First, consider that your roof is a long term investment; in general, Twenty to Thirty years – perhaps longer. Therefore, I would urge you to look at it in terms of the yearly cost vs. initial purchase price.

As an example: The average cost of a residential shingle re-roof (for Frye Roofing) is $9,000. From our market research we understand at times a shingle roof can be purchased for as little as $6,000. If we consider that a professionally installed roof system will last at least 25 years, then the higher initial investment is only $120 per year or $10 a month more than the least expensive.

My point is this: a large part of our business involves the repair of sub-standard roof installations – we see it on a weekly basis. We certainly recognize that we will not install every roof in the region, but we strongly encourage you to do the research; perform the due diligence.
